The Frolla Project
In the heart of the Marche region, in Campocavallo di Osimo, within a landscape setting characterised by rolling hills, rural areas and the presence of the Musone river, FIMA Architecture Design Engineering has designed an urban and landscape regeneration project, transforming a disused industrial building into a sustainable and inclusive space. With no consumption of new land, the intervention restores value to a strategic area, integrating it harmoniously with the existing network of cycling and pedestrian paths, equipped parks and green spaces.
The project is grounded in an approach that respects the pre-existing fabric, preserving the memory of the site through the recovery of the existing structure and its enhancement with low-environmental-impact architectural solutions.
The building envelope has been optimised with high-performance insulating materials, high-efficiency mechanical and electrical systems, and sustainable water resource management solutions.
Landscape integration is achieved through an architectural language that combines tradition and innovation: façades clad with "terracotta red" aluminium panels, in dialogue with the colour palette of the agricultural landscape, and natural materials that reinforce the connection with the surrounding context. Every space has been designed in accordance with the principles of universal accessibility, ensuring complete barrier-free usability.
This intervention stands as a virtuous model of urban and landscape regeneration, through the creation of a multifunctional hub destined to become the beating heart of Frolla's activities: an artisan workshop, a tasting space and a community landmark.
A concrete example of regeneration that brings together architecture, social enterprise and sustainability.
The total site area is approximately 2,500 sqm, and the building is arranged in an L-shape over a gross floor area of 950 sqm. The area designated for Frolla is approximately 260 sqm, and the external space covers approximately 1,550 sqm.

• Level correction: Adjustable support pedestals compensate for irregularities and level differences in existing surfaces, ensuring flat and even finishes.
Services Management and Full Accessibility
• Integrated technical void: The cavity forms an accessible service void for electrical cables, data networks, hydraulic pipelines, fire suppression systems and HVAC installations.
• Full accessibility: For maintenance or service modifications, localised panel removal is sufficient, with no masonry works, demolition or dust generation.
• Flexibility and reconfigurability: The modularity of the system allows electrical outlets, data points and power supply points to be repositioned at any time, adapting the services layout to evolving space requirements.
Sustainability and Circular Economy
• Component reusability: Panels and structures can be dismantled and reused in other projects, reducing construction and demolition (C&D) waste in line with circular economy principles.
• Compatibility with green building: The systems support the achievement of green building certifications (LEED, BREEAM) and comply with the requirements of sustainable public procurement standards.
Comfort and Performance
• Acoustic and thermal insulation: The cavity, which can be integrated with specific insulation materials, improves acoustic performance between floors and helps reduce thermal transmittance, with benefits for occupant comfort and energy consumption.
• Certifications: The systems are certified for fire resistance (REI) and seismic performance, in compliance with current regulations on structural and fire safety.
